Without an up-to-date asset register or planned maintenance program in place, Council was continuing to experience breakdowns and increasing costs of reactive maintenance. Council turned to NPS for our expertise to develop a program of preventative maintenance which reduced annual plumbing costs by 13%.
Council didn’t have a record of what assets were in each building or at each site. The continual breakdown of plumbing assets was leading to cost over runs and budget forecasting challenges. The majority of their buildings and sites were non-compliant in regard to the Regulations required by legislation
Utilising our asset capture technology, NPS completed an audit program and created an asset register for all Council buildings and sites. Each asset was barcoded and captured in the NPS system and we provided a condition report, with replacement costs of each asset and set the frequency required to maintain each asset.
The audits identified most buildings and sites were non-compliant. NPS provided quotes for rectification works to make buildings compliant. We developed and provided fixed annual costing based on the service frequency to maintain the asset and compliance of each building/site. We transitioned Council to a Planned Maintenance Program to reduce the cost over runs of reactive maintenance and meet compliance Regulations.
The age and condition reporting have enabled asset lifecycle predictions and allowed Council to plan and budget with greater certainty.
As a result of implementing a Planned Maintenance Program for Council, in the following 12 months there was a significant reduction in reactive maintenance call outs and a 33% reduction in total spending on Plumbing maintenance.
